We began our path in real estate back in 1992 lacking the knowledge, tools, and guidance. What we did have was determination, patience, and perseverance. We literally purchased our first investment property in complete ignorance. We had no understanding of the basic concepts of assessing property values, property financial conditions, or contractual obligations. We simply thought it would be a cool idea to become “landlords”. Through several years of painstaking work and hard knocks we managed to gain sufficient experienced knowledge to understand the deficiencies of our situation and thus began our road to success.
We now have a thriving real estate business with rental property in Texas and California. We have also learned the art of private lending, and are heavily vested in improving our community. We do this by providing quick and timely funds to house flippers and rental property owners thus giving them the ability to purchase and rehab blighted properties in and around the Houston Metro area.

Ted Rivera
Founder
Ted is the Founder of Cornerstone Lending Alliance. He comes to us with almost 30 years of real estate investing experience, coupled with several years of finance funding experience. Ted spent nearly 20 years as a sales professional in corporate America. In 2013 he decided to fully focus on real estate investing. He brings with him a proven track record of client commitment, superior service, and untainted integrity. His vision is to be more than just another financing source for clients purchasing distressed properties. Ted's passion is educating and sharing his wealth of knowledge to both clients and partners alike along with enhancing their lives, and providing them with a real alternative solution to wealth creation.
In his spare time, Ted enjoys eating a great taco and traveling.
Patricia Rivera
VP of Operations
Patricia is Vice President of Operations at Cornerstone Lending Alliance. Her responsibilities include implementing and managing policies and procedures, loan servicing and underwriting compliance. Patricia comes to Cornerstone with over 28 years of experience in the construction industry having managed estimating teams on multi-million dollar projects. She holds two B.S. degrees from Prairie View A&M University where she graduated Summa Cum Laude. In 2016 she received her graduate degree from Prairie View A&M University in Community Development. Most recently, she obtained her Texas Real Estate license and is currently working towards obtaining her Texas Real Estate Broker’s license. Patricia has proven to be an integral part of Cornerstone Lending Alliance.
When she is not working, Patricia enjoys spending time with her grandchildren.
